    Thumbs up Apartment for rent / Vracar-Neimar area, 70 sqm, 2br, furnished

    I am renting my fully furnished two-bedroom apartment located in southern part of Vracar-Neimar area (Sime Igumanova street, parallel to Juzni Bulevar). Excellent location, close to city center, with good public transport connections (just 2 bus stops from Slavija square, 4 stops from Terazije, 3 stops to New Belgrade). It is very close (3 minutes by foot) to local offices of UN, UNDP, UNHCR, FAO, USAID Agribusiness, couple of embassies, Special Court, etc.

    - Two bedrooms – one with double bed and wall-to-wall wardrobe, and one smaller with single bed (with large desk, can double as study room). Large living room. Kitchen with dining area. Really nice & fancy bathroom. Total apartment area is around 70 m2;
    - Fully furnished and equipped (kitchen appliances, dishwasher, washing machine with dryer, etc.);
    - First floor, window orientation is toward the gated backyard (so there’s no street noise);
    - Garage (can fit only small car, but there’s dedicated parking space in front of garage);
    - ADSL Internet with wireless router, fixed phone line, cable TV;
    - Central heating, A/C unit.

    I would prefer someone who will stay for longer time in Belgrade (e.g. 12+ months). Because of good location and rooms configuration, apartment can be also configured as office space (if someone needs that).

    All monthly bills (utilities, heating, electricity, Internet, TV, phone) are usually in the range of 100 EUR.

    Price is 600 EUR per month, one-month rent as deposit.

    Anyone interested? The price is negotiable to some extent (especially for longer stays), I’ll be out of the country for few years, and I’d rather rent out my apartment during that time, than leaving it empty.

    It seems kinda pricey. I was renting this summer 100sm that was really modern, stylish and brand new for that price.

    From what I've seen offered these past months, I'd say your place falls in the 450 zone.

    10E per sq meter is usually the rate for apartments, if they are super-deluxe then it's anywhere
    from 15-20E per sq meter !

    Danilo, with all due respect it is rather RUDE you comment that its pricey. If you were the one renting would you rent it for lets say E150? I would say NO !

    And you did mention were you rented this summer, because you could find cheap new apartments on Banovo Brdo, but as we all know location is key......you spend less but you spend more on gas, taxi, tranposration etc.

    I'm just posting my experience. I recently house hunted and found lots of places, equally well located, same size or bigger for a lot less.

    My apartment this summer was right downtown. Narodnog Front.

    I wish you the best of luck in renting your apartment and I hope you get what you want for it.

    I actually tend to agree that 600 euros +100 euros for bills, is fairly expensive for an apartment of this size - In fact, this is what I would expect to pay in the UK, but not in Belgrade.

    I have been looking at alot of apartments recently for my girlfriends parents to move into, and I've come across many apartments similar to yours for between 350 and 450 euros. Heck, I even saw one this week at 68sqm in Vozdovac, fully furnished, new kitchen, new bathroom, 2 bedrooms, for 350 euros, including TV/Phone/Internet from SBB, I'm going back to see it again on Monday....

    Take a look on halooglasi - http://www.halooglasi.com/nekretnine...m=1&wr=245&r=3 - you can see lots of 60-70sqm apartments for 350 euros, 400 euros, 450 euros.........

    I'm not saying any of this to be rude, I am saying that its possible to find similar quality apartments, for less than what you are asking.

    I don't find Danilo's comments rude, actually it is valuable feedback as I’m really not sure about the current offerings on the real estate market in Belgrade. I’d rather try to find someone directly, so I haven’t visited any agencies yet and I don’t know what would be their estimate. I thought that 600 EUR per month for 70 sqm (+ garage) on the outskirts of Vracar is a good deal, but as I said – I’m open to suggestions.

    Zach, Vracar is a more upmarket area than Vozdovac. and alot of the flats you see in halo oglasi are in a poor state. You have to compare what is comparable.
    In my opinion, 600 euro/ month for 70 sqm (+ garage) for a fully renovated flat in Vracar is market price in Belgrade.

    Yeah, I'd have to agree with Tobias that the renting market in Belgrade shouldn't be judged on the basis of Halo Oglasi. The apartment looks pretty nice compared to some of the holes i've seen and the garage definitely ups the price.

    I don't think it was rude at all of Danilo to throw in his opinion. Correct me if I'm wrong, but this forum is intended for Belgrade foreign visitors and some of them may be new or not up to date with the current renter's market so letting people know if a price is too high is definitely not out of line.
